established in 1994 this independent specialist rating consultancy and surveying company is well renowned and has traded successfully in the same location since inception. The company specialises in rating surveys, rates appeals, lease negotiation and rent reviews for their commercial clients and landlords. The primary aim of this successful business is to provide clients with tailor made services that result in rates rebates using their expertise and knowledge of the rating appeal system. It has proved to be a most welcome and popularly requested service and accordingly this company takes on approximately 2000/2500 fresh clients per year for all of whom appeals are properly lodged and pursued. The company is made up of two parts, sales and administration. Sales consists of' telesales. The process appointments are made, a visit is made by the surveyor who then takes a deposit from each client, upon receipt of this deposit the administration department send the appeal to the valuation office and once an acknowledgment of the appeal has been received the client pays the balance of the fixed retainer. In real terms all appeals that have been correctly formulated will be acknowledged by the valuation office and therefore all, clients pay all fees. All cases are then listed for hearing at a valuation tribunal and the company negotiates reductions. The company has historically run at a 65-70% success rate on appeals. Approximately six weeks after the appeal the client receives their refund/credits and they are then invoiced. There have been some very large successes in recent years including one famous advertising agency who received a refund in excess of £200,000 and a successful property company who received in excess of £300,000. Commissions increase each year since refunds are back dated further and therefore increase - the client database of outstanding appeals grows weekly. All administrative and sales processes are incorporated into a purpose built database which automates every document and procedure from appeal formulation to letters and general correspondence - everything at a simple click. Background in 1990 the government passed the uniform business rate act (ubr) subjecting all businesses in the uk to substantial business taxation on a yearly increasing level.
